Frequently asked questions
Where does the data come from?
Official open data: HM Land Registry Price Paid Data and House Price Index, Energy Performance Certificates, planning.data.gov.uk (MHCLG), Environment Agency flood data, ONS postcodes and Companies House. Each figure in a report links to its source and shows when it was retrieved. Licensed commercial sources are added only once their terms are agreed.
Can you tell me who owns a property?
Only HM Land Registry's title register shows the registered owner of a home. We explain how to get it (£7 from HM Land Registry) and never guess. For company-owned property, we can show company records from Companies House — but a director is not the owner of their company's property.
Is the estimated value a valuation?
No. It is an automated estimate range from nearby recorded sales, with its method and confidence shown. Lenders and buyers rely on a RICS surveyor's valuation.
Does Plotlumen give advice?
No. Reports and tools are research to help you ask the right questions. They are not legal, tax, financial, planning, survey or valuation advice. Always speak to a solicitor, surveyor, lender or planning professional before deciding.
Which areas do you cover?
England fully. Wales has sold prices, EPC and company data, but not planning constraints from planning.data.gov.uk. Scotland and Northern Ireland use separate registers and are not covered yet.
What is Beginner and Professional mode?
Beginner mode explains everything in plain English with definitions and next steps. Professional mode shows full tables, evidence detail and financial analysis. You can switch at any time without losing anything.
Can I cancel my subscription?
Yes, any time from Account → Billing. You keep access until the end of the period you have paid for.
Will estate agents or brokers contact me?
No. Looking up a property never shares your details with anyone. We don't sell leads, we don't pass enquiries to agents or brokers, and we won't phone you.
What do you do with my data?
We store your account, reports and notes to provide the service. We do not sell personal data. You can download or delete your data from Account → Your data. See the privacy notice for details.
